Office Condo Triplex Seeks New Ownership

Avison Young’s tri-state investment sales group is accepting bids on a triplex penthouse office condominium at 20 W. 33rd St. in Midtown South. The condo includes nearly 34,000 square feet on two floors, along with a 6,000-square-foot penthouse and a 5,180-square-foot roof deck.

“This is an extremely rare opportunity for an investor to nearly double rents based on comparable leases and availabilities in this desirable section of Midtown,” said Avison Young’s James Nelson, who is marketing the space with colleagues David Lawrence and Carter Lovejoy.

“The Midtown South submarket has experienced an incredible transformation in recent years due to the shift of New York City’s economy to a more technology-and media-oriented base,” he added.

The outdoor roof deck spans two floors. The space is currently unutilized, giving new ownership the option of creating a tenant amenity with views of the Empire State Building and Midtown South.
