Oceanside Retail Trades to Owner-Occupier Above List Price

Marcus & Millichap closed today the sale of Mission Collective, a 4,070-square-foot retail property located at 610–612 Mission Ave. in Oceanside. The asset sold for $2,700,000, or $100,000 above the asking price. 

“The sellers, based in Orange County, elected to reallocate their capital since this was their only San Diego asset,” said Ross Sanchez, director investments for The Totah Group in Marcus & Millichap’s San Diego Downtown office. “The buyer will occupy the vacant suite with a tattoo studio, while the other suite will remain leased to Angry Chickz.”

Sanchez and Nick Totah, managing director investments, marketed the property on behalf of the seller, TP’s Eagles Nest, LP. The buyers, Jason Betz and Melissa Betz, were secured and represented by Robb Johnson, an investment specialist in the San Diego Downtown office. 

“We worked with Marcus & Millichap agents on both sides of the deal, and the buyer secured financing through Chad O’Connor, executive managing director capital markets with Marcus & Millichap Capital Corporation, making it a full in-house transaction,” said Sanchez.
