Ocean West Acquires Hollywood’s Taft Building in $70M Off-Market Transaction

El Segundo, CA-based Ocean West Capital Partners acquired the iconic Taft Building, an historic 12-story 124,000-square-foot office and retail building at Hollywood Boulevard and Vine Street, from New York-based DLJ Real Estate Capital Partners. Purchased in an off-market transaction for roughly $70 million, the project was originally built in 1923 and is well known as the first high-rise office building in Hollywood, with prior tenants encompassing classic entertainers such as Charlie Chaplin and Will Rogers.

A recently-completed renovation of the property’s unique historic exposed red brick, operable windows, open ceilings, and polished concrete floors will be enhanced by the new owner. Plans include capital upgrades to the lobby and common areas, converting the ground-floor basement space into an entertainment-focused use, and providing a high-touch level of service.

The Taft Building is home to a diverse group of companies in the entertainment and creative industries, as well as a popular new restaurant, APL.
