OA Development Acquires Charlotte Office Portfolio for $36M

Privately-held commercial real estate firm OA Development has acquired Carmel Park I and II, a two-property office portfolio in Charlotte for $36.1 million.

Located at 11111 and 11121 Carmel Commons Blvd., the 173,068-square-foot portfolio is currently 93% occupied by a 45-tenant roster that includes health care, real estate, financial services, engineering, insurance, technology and other professional services. OA Development now owns 13 properties totaling nearly one million square feet in the North Carolina market.

Ryan Clutter, Chris Lingerfelt, Scot Humphrey and Zack Drozda of JLL represented the seller, CapRidge Partners, in the transaction.
