NY Investor Acquires Texas Office Asset

New York-based Empire Square Group acquired La Frontera Plaza, a 97,311-square-foot office building in Round Rock, TX that opened last year. Located at 2700 La Frontera Blvd., the property serves as the regional HQ for Houghton Mifflin Harcourt Publishing, which leases 85,000 square feet.

Tulsa, OK-based Stan Johnson Company’s Britton Burdette and Brett Butler represented the development partnership, RedLeaf Properties LLC and Live Oak Gottesman. The buyer was self-represented.

La Frontera Plaza is located in one of the region’s largest master-planned communities, featuring more than one million square feet of retail and 1.2 million square feet of office properties. The site is near SH-45, and has immediate access to neighboring communities via Route 1, Interstate 35 and State Highway 130.
