Notable Phoenician Hoping to Transform Office Project to Condos

The onetime owner of the Phoenix Suns is hoping to get the approval to demolish his office in order to build a 203-unit condo development. The Phoenix Business Journal reports Jerry Colangelo and his JDM Partners company have applied for a permit to raze a three-building 64,000 square foot office complex and want to replace it with 2400 Biltmore Residential. Besides the residential units, the project will include 5,000 square feet of ground-floor restaurant space and 11,000 square feet of office space.

The now dated office project on a 6.26-acre site at 24th Street and Arizona Biltmore Circle is currently the site of JDM’s offices. Colangelo told the Phoenix Business Journal that the office building is old and not redeemable.

JDM Partners is currently working on another office-to-residential conversion project in downtown Phoenix — the former Chase Tower on Central Avenue.

That building, which was once the largest Phoenix-area office by square footage, has been vacant since 2021. The 40-story building is the tallest in Phoenix.
