Northshore MXU Tower Hits Market

One of downtown Austin’s landmark mixed-use towers is up for grabs. Northshore, completed in 2016, sits on 1.8 acres along Lady Bird Lake, and brings in average apartment rents of $3,522.

A team from CBRE, led by Charles Cirar, is marketing the 38-story building. The seller is High Street Residential, a partnership between Trammell Crow Co. and The Hanover Co., which developed the property along with capital partner Pacific Life Insurance Company.

Northshore features 439 multifamily residences, with a mix of one, two and three-bedroom floor plans that average 1,052 square feet. The occupancy rate is 95% with an average rent per square foot of $3.35. Residents have access to an expansive pool deck overlooking the lake, a first-class fitness center, and resident lounge.

In addition, Northshore boasts 24,000 square feet of boutique office space, and 28,000 square feet of ground-floor retail, both of which are 100% leased.
