Northmarq Report Puts DFW #2 in BTR Units
The Dallas-Fort Worth metro area is the second-largest BTR market nationally, with nearly 25,000 units, the vast majority delivered in the last five years, that’s according to a recent Northmarq special report.
In DFW, net absorption topped 4,000 units in 2025, up nearly 30% from the prior year, with more than 2,500 units absorbed in just the second and third quarters. Vacancy fell 70 basis points to 6.3%, bucking the national trend. The average BTR rent of $2,130/month sits about $625 above average apartment rents, but nearly $900 below the monthly mortgage payment on a median-priced DFW home. Collin County has added roughly 250,000 new residents since 2020 and remains one of the most active submarkets for new BTR development
Austin ranked third nationally for BTR net absorption in 2025, absorbing 1,343 units despite broader market softness. The rent-vs.-own gap in Austin exceeds $1,500 per month, one of the largest of any major BTR market in the country.
