North Palisade Partners Acquires LA County IOS Site for $14M

Industrial development and investment firm North Palisade Partners has acquired a two-acre industrial outdoor storage (IOS) site in Rancho Dominguez, CA. The infill property was purchased off-market for $14.1 million from the Apprentice and Journeymen Training Trust Fund of the Southern California Plumbing & Piping Industry.

“The industrial market across Southern California continues to experience high demand and we remain bullish on industrial outdoor storage facilities that can serve a wide range of logistics or distribution operators,” said North Palisade Partners’ Joe Mishurda. “This site is perfectly situated. It would be difficult to find a better infill location.”

The IOS site is located in the South Bay submarket of Los Angeles and will be redeveloped to target outdoor storage uses. Once a 12-month sale-leaseback period concludes, construction will begin in early 2024 with delivery later that year. Cushman & Wakefield’s Brandon Gill, Brandon Burns and Jae Yoo represented the seller in the transaction.
