Nonprofit Embrace Boston Plans Redevelopment of Two Downtown Crossing Properties

Avison Young brokered the sale of two adjoining office buildings totaling 34,300 square feet and located at 33-41 West St. in Boston’s Downtown Crossing for $9.55 million. Principals Brandon Dickason and Jeff Gates represented the buyer, Embrace Boston. The seller was Kendall Capital.

Embrace Boston plans to redevelop the two buildings into a single, roughly 35,000-square-foot cultural and civic hub near Boston Common. The nonprofit plans to incoprorate a theater and gathering space, exhibition rooms, a podcast studio, and a cafe and restaurant. A 2030 opening is targeted.

“This was an especially meaningful project for our Avison Young team,” said Dickason. “The opportunity to partner with a client with a bold vision and the dedication to bring it to life is truly rare. Throughout our collaboration with the Embrace Boston team, we were continually inspired by their passion, focus and unwavering commitment to elevating the Embrace Boston mission.”
