NIC MAP Sees $1T Gap Between Seniors Housing Demand and Construction

The supply-demand imbalance in U.S. senior housing creates a $1-trillion investment opportunity, NIC MAP reported. NIC MAP’s updated Senior Housing Market Outlook shows that the nation’s 80+ population is entering a period of historic growth just as existing communities are filling up and new construction remains near historically low levels.

With the first Baby Boomers turning 80 throughout 2026, the U.S. population age 80 and older is projected to grow by approximately one-third by 2030 and nearly double by 2040, adding roughly five million people within five years and 13 million within 15 years. Meanwhile, occupancy nationwide exceeds 90%, while construction starts have declined by roughly 67% since 2021.

“Demographics on paper are increasingly becoming move-ins on the ground,” said Arick Morton, CEO of NIC MAP. “For operators, owners and capital providers, that is an important distinction. The question is no longer simply whether demand will arrive, but what the industry is doing to ensure that it will have sufficient capacity to serve it.”
