NGKF Completes IBC Acquisition with OC Philanthropist

Laguna Niguel, CA-based Zion Enterprises acquired a 35,418-square-foot office building in Irvine, CA for a $8.2-million from Western Growers Association.
The philanthropist investor plans to renovate the space, which will be used by such local non-profit organizations as Pacific Symphony and Orange County Music & Arts. Western Growers Assn., which occupied the property as its corporate HQ since it was developed in 1980, vacated the asset at the close of escrow.
The property is situated on a 2.2-acre site at 17620 Fitch Ave. in the Irvine Business Complex. It features a brick paved entry opening to a full height glass-walled lobby area that leads to four separate suites, conference rooms, and a café with full kitchen.
Newmark Grubb Knight Frank’s Gary Allen represented the seller, while the buyer was self represented.
