2020 Next Generation Honoree: Trammell Crow Co.’s Gabe Hungerford’s CRE Leadership Exceeds Expectations

For example, the team was attempting to close on a real estate transaction to commence a development of a new medical office building at the Martin Luther King Jr Medical Campus in Los Angeles. Yet, the project closing was predicated on MLK Community Hospital’s ability to close a deal for New Market Tax Credit (NMTC) funding.
Hungerford understood the implications, and single-handedly took the initiative to get the NMTC process across the finish line, despite the fact the NMTC closing process was not even a function of his team or its responsibility. He successfully drove the collaboration of the hospital, three separate NMTC lenders, the base building lender, and the base building equity partner – and all of their attorneys – despite the fact that he was technically the least experienced of all those involved. That has resulted in him remaining the point person on the hospital’s NMTC funding process, simply because he emerged with everyone’s trust and confidence.
In just four fast years, Hungerford has developed an acumen on issue management, deal shaping, deal structuring and deal making that has far exceed the normal expectations of a professional with his tenure or experience. He now leads the day-to-day deal document coordination on some of the SoCal region’s most complex transactions, including the TCC’s District NoHo development, a $1.5-billion, nine-site, two-million-square-foot public/private partnership with the Los Angeles Metropolitan Transit Authority.
These are just some of the reasons we chose Hungerford as one of the California 2020 Next Generation Award winners. Connect Media’s fourth annual Next Generation Awards recognize young leaders in the commercial real estate industry who are likely to be influential for years to come.
