NexMetro Debuts 229-Unit San Tan Valley BTR Community

Build-to-rent developer NexMetro Communities is opening Avilla Bella Camino, a new 229-home luxury rental community on 22 acres in San Tan Valley. The community is currently pre-leasing and will open to the public later this quarter.

Located near the intersection of Gantzel Road and Bella Vista Road, the gated community features a collection of single-level, mostly detached homes with one-, two-, and three-bedroom floor plans ranging from approximately 690 to 1,265 square feet. Avilla homes feature front porches and private backyards, high 10-foot ceilings, stainless steel appliances, full-size washer and dryer, Smart Home Technology, and wood-plank-style flooring.

Community amenities include a pool, dog park, pet wash, tot lot, available EV-friendly garages, and landscaped open spaces designed to support both recreation and connection. The neighborhood also offers covered parking, a 24/7 maintenance team, and no breed or size restrictions for pets.
