Newmark Arranges Sale of Baltimore Office Asset

Newmark has arranged the $5.6 million sale of 9755 Patuxent Woods Drive, a 98,218-square-foot office property in Columbia, Maryland.

Newmark Managing Director Nicholas Signor, Executive Managing Director Cristopher Abramson and Managing Director Ben McCarty represented the seller, P Portfolio Owner, LLC. At the time of sale, the three-story asset was 47% leased to a mix of IT, business and healthcare tenants. The buyer was the government of Howard County, which had been seeking expansion space to purchase throughout the county.

“9755 Patuxent offered a compelling combination of location, accessibility and occupancy potential,” said Signor. “With direct highway access, nearby amenities and a mix of existing tenancy and leasable space, it checked all the boxes for Howard County.” Situated on 5.7 acres in Columbia, the property offers direct access to Route 32 and I-95, ample parking, recently renovated spec suites and on-site amenities.
