Newmark Arranges $85M Refi on Mixed-Use SoHo Property

Newmark arranged an $85-million loan on behalf of InterVest Capital Partners to refinance 300 Lafayette St., a boutique mixed-use office and retail property in Manhattan’s SoHo neighborhood. Hudson Bay Capital provided the financing.

Newmark Co-Head of Global Debt & Structured Finance Jordan Roeschlaub, Vice Chairman Nick Scribani, Managing Director John Caraviello and Associate Director Ryan Bub arranged the financing on behalf of the borrower.

“300 Lafayette St. as good as boutique product gets in Lower Manhattan, new construction by COOKFOX with a fully occupied office component anchored by Microsoft and retail on one of the most heavily trafficked corners in SoHo,” said Scribani. “Lender interest was deep and competitive, and Zach Cion and the Hudson Bay Capital team delivered speed and certainty of execution for the sponsor.”

Microsoft occupies the 63,000-square-foot entirety of the 82,000-square-foot property’s office component. Neko Health, New Era and Goldwin comprise the retail tenancy.
