Newly Constructed Palmdale McDonald’s Trades in All-Cash Deal

Cushman & Wakefield arranged the investment sale of a newly constructed McDonald’s property totaling approximately 4,336 square feet located at 3854 Rancho Vista Blvd in Palmdale. The current tenant will remain in operation through the sale.

FSD Rancho Vista sold the property to S&R Apt. 18th Street LLC for $3.5 million. The Cushman & Wakefield team of vice chair Chris Hollenbeck and director Shane Carter represented the seller.

“This sale demonstrates the continued demand for high-quality, net-leased retail assets in the Greater Los Angeles region,” said Hollenbeck. “The property’s absolute NNN ground lease, strong corporate guaranty, and brand-new construction made it an attractive investment opportunity. The all-cash, quick-close nature of this transaction—approximately one month from opening escrow—underscores both the desirability of the asset and the efficiency of the process.”

The property features 2026 construction on a one-acre site.
