New Workforce Housing Project Debuts in the Tenderloin

Forge Development Partners and Bridge Investment Group have unveiled TL Residences, a new studio apartment community in San Francisco’s Tenderloin neighborhood. The mid-rise development offers technically advanced and sustainable market-rate housing for essential workers who are often priced out of housing near their workplaces.

“TL Residences is a visionary model for integrating pioneering sustainability principles, pioneering technology and high-quality living environments for the middle market,” said Forge CEO Richard Hannum. “We believe the ultimate success of this innovative partnership and scaled-unit community will inspire other cities to build similar workforce housing.”

The Gensler-designed, two-building community features 240 scaled units in a group occupancy environment, and more than 3,000 square feet of street-level commercial space. Thirty-one units are available at below-market rate to renters earning $32,000, an additional 94 units are available for renters with incomes between 75,000 and 80,000 and the remaining units are affordable by design.
