A second-floor space has come alive at one of the busiest intersections on the Upper East Side. Mattress Firm has leased 3,300 square feet at 1276 Lexington Ave. at E. 86th St.

The owner of the property, 1276 Lex Owner, LLC, controlled by Dennis Riese, built a new, 300-square-foot ground-floor entrance with a stairway and an elevator leading to a 3,000 square-foot second-floor showroom.

“This creative use of space in one of the best retail locations in the city allows Mattress Firm, a rapidly expanding seller of specialty mattresses, to penetrate an important market in one of the most exclusive neighborhoods in the nation,” said Mark Stempel, president of CityVest Realty Corp., who represented the owner in the 10-year transaction. Newmark Grubb Knight Frank advised the tenant.
