New Seattle Upzones Bring Taller Buildings, Mandatory Affordable Housing
Seattle’s City Council voted to change zoning in downtown and South Lake Union, to allow taller buildings. The upzoning approved lets developers increase new buildings by a floor or more, depending on the site’s location.
Developers will also need to include rent-restricted units or pay fees to create units at other projects, as part of a new Mandatory Housing Affordability program. It is the first time developers in Seattle have been required to contribute to building affordable housing.
The city is seeking more upzoning changes as a way to stimulate development of some 6,000 rent-restricted units in the coming decade. The downtown and South Lake Union upzones are expected to deliver 2,100 rent-restricted units, and the proposed affordable-housing requirements are lower than other areas.
