New Rules for Public Amenities in Riverfront Projects

Developers interested in project opportunities along the Chicago River will be expected to have greater participation in providing both riverfront amenities and environmental improvements. The Chicago Plan Commission has approved updated guidelines on the city’s requirements for development along the river.

“Chicago’s industrial legacy will likely remain a strong feature of development along the Chicago River, particularly along the South Branch and the Sanitary and Ship Canal,” according to the updated guidelines. “However, public demand for access and recreational amenities continues to grow, ensuring that future development will include a diverse mix of industrial, commercial, residential and recreational uses.”

The guidelines were last updated in 2005.

In a related measure, Mayor Rahm Emanuel has established a new Chicago River Ecology and Governance Group. Along with overseeing environmental restoration—which developers will be expected to pay for—the group will also identify additional open space and opportunities for public amenities.
