New Pre-Built Leases for 24K-SF at 437 Madison Ave.
Five companies have signed leases totalling 23,645 square feet of pre-built office space at 437 Madison Ave., a 40-story tower in Midtown Manhattan.
“With our pre-built program in full-swing, we’re proud to meet the needs of boutique and mid-sized firms in the same way that we handle our larger space users,” said Michael Lenchner, vice president and director of leasing at Sage Realty Corp. Sage is the leasing arm of building-owner William Kaufman Organization, who represented the building in all five transactions, along with a Jones Lang LaSalle leasing team of Frank Doyle, David Kleiner, Cynthia Wasserberger, Hayley Shoener and Harlan Webster.
Sage has just finished a $60-million redevelopment at the building, including a new lobby, arcade area, plaza, elevators and a 15th-floor “sky lounge” with outdoor conference rooms, sunrise yoga classes and views of St. Patrick’s Cathedral.
The new leases at the 850,000-square-foot building include:
– Financial services firm Mercantil Bank, N.A. (6,007 square feet) represented by Sinclair Li and James Einstein of CBRE
– Software company Fidessa Corporation (4,575 square feet) represented by Bill Levitsky and Andrew Sachs of Newmark Grubb Knight Frank
– Fund manager JOHCM (USA) (3,978 square feet) represented by Tom Pfingst and Dani O’Donnell of Atlas Commercial Realty
– Insurance firm Guilford Specialty Group (5,493 square feet) represented by Kenneth Salzman of Lee & Associates
– Centenus Global Management (3,592 square feet) represented by Sarah Pontius and Hugh McDonald of CBRE
