New Mountain Acquires NNN HQ in Denton, TX

HFF arranged the sale and acquisition financing for ESAB North American Center, a mission-critical, 422,819-square-foot industrial facility in Denton, a suburb of Dallas. The fully-leased, triple-net-leased property serves as global HQ for ESAB, which produces equipment and filler metals for welding and cutting applications.

HFF’s Adam Herrin, Stephen Bailey, Mark West and Coler Yoakam represented the seller, Mohr Capital. New Mountain Net Lease Corporation purchased the property. HFF’s Brandon Chavoya and Michael George placed the five-year, fixed-rate, securitized loan on behalf of the new owners with KeyBank, N.A.

The property was completed in two phases in 1970 and 2016, and features clear heights between 18 and 36 feet, 19 dock-high doors, one drive-in door, 200-foot truck courts and less than 15% office finish. Situated on 30.08 acres at 2800 Airport Rd., the property is located near the intersection of Interstates 35 East and 35 West.

He has earned an outstanding reputation with organization leaders as a trusted advisor, strategic program implementer, consensus builder and exceptional collaborator. Dennis has developed and managed national communications programs for Fortune 500 companies to start-ups, both public and private. He’s successfully worked with journalists across the globe representing clients involved in major-breaking news stories, product launches, media tours, and company news announcements.
