Industrial builders are thriving along the Mexican border. Cities like El Paso and San Diego have seen a steep increase in activity. A Prologis report indicated demand for industrial space doubled on the border in 2022 versus 2019 levels, boosted by nearshoring, leading to a sharp decline in vacancy to approximately 1%. In turn, rents rose 16% in 2022 and are poised to spike again in 2023.
C.H. Robinson has opened a 400,000-square-foot cross-border logistics facility at the Pinnacle Industry Center in Laredo, fixed between the World Trade Bridge and Laredo Columbia Solidarity International Bridge.
The facility can accommodate more than 700 truck shipments if it takes an average of 20 minutes to transfer freight from one truck to another.
