New 1M-SF Player Emerges in Epicenter of Burgeoning Google Village
TMG-VOP Julian, LLC, a joint venture between San Francisco-based TMG Partners and San Jose-based Valley Oak Partners, submitted plans to develop nearly one million square feet of office space near downtown San Jose’s Diridon Station. The development site is comprised of roughly 5.4 acres, and located within the Diridon Station Area Plan, near the emerging Google village.
The San Jose City Council recently agreed to negotiate with Google to sell nearby, city-owned parcels for the tech giant’s newest village. The TMG-VOP Julian site, at 440 West Julian St., is partially occupied by industrial buildings and parking lots.
TMG Partners’ Matt Field says, “This is one of the last development opportunities in the Bay Area that truly brings together the concept of multi-modal transportation, amenity-rich infrastructure, and state-of-the-art workspaces.”
The proposed project includes development of three, six-story office buildings of 157,000 square feet, 345,000 square feet, and 490,000 square feet respectively.
