Net-Leased Dutch Bros Property in Indiana Changes Hands

Marcus & Millichap brokered the sale of a brand-new, net-leased Dutch Bros property in Valparaiso, Indiana. The property sold for $3.12 million.

The 2,495-square-foot Dutch Bros property is located at 2510 Laporte Avenue as a Target outlot within Valparaiso Market Place. It operates under a new 15-year absolute triple-net lease and is corporately guaranteed by Boersma Bros, LLC. The property is surrounded by shopping destinations and is approximately one mile from the Valparaiso University campus.

“This offering generated significant interest from investors, resulting in multiple competitive offers,” said Austin Weisenbeck, senior managing director investments. “Ultimately, we secured an Indiana-based buyer and closed the transaction at more than 96% of the listing price, demonstrating continued demand for high-quality net-leased assets in strong retail corridors.”

Weisenbeck, Sean Sharko, Adrian Mendoza and Phoebe Klein, investment specialists in Marcus & Millichap’s Chicago Oak Brook office, in association with Julia Evinger, Marcus & Millichap’s Indiana broker of record, marketed the property on behalf of the seller, a Midwest developer.
