Net-Leased Childcare Facilities Trade in Yorkville and Flossmoor

Marcus & Millichap arranged the sale of two Children of America properties in Yorkville and Flossmoor, IL. The undisclosed buyer purchased both locations simultaneously and in a 30-day transaction. 

The team of Austin Weisenbeck and Sean R. Sharko, SVPs and investment specialists in Marcus & Millichap’s Chicago Oak Brook office, marketed the property on behalf of the seller.   

The Children of America properties are located at 741 Prairie Pointe Dr. in Yorkville and 19814 Kedzie Ave. in Flossmoor.  

In Children of America, an educational childcare provider, both properties have an internet-resistant tenant with more than 10 years’ operating history at both locations.  The double-net leases are corporately guaranteed with 14 years remaining.

The Yorkville facility is located in a fast-growing city within Chicago’s metropolitan statistical area that is expected to increase by 10% by 2025.  The Flossmoor location is located between two Metra train stations and convenient to Interstate 57.
