Net Leased AT&T Store Trades in Round Lake Beach

The Boulder Group has completed the sale of a 5,039-square-foot property net leased to AT&T and Heartland Dental in Round Lake Beach, IL. The firm’s Randy Blankstein and Jimmy Goodman represented the seller, a private partnership, in the $2.035-million sale to a 1031 investor.

Completely renovated in 2015, the property is located at the signalized entrance to Rollins Crossing, a shopping center anchored by Kohl’s, OfficeMax, Petco, LA Fitness and Regal Cinemas. It’s also surrounded by large national retailers, such as Meijer, Home Depot, Jewel-Osco, Aldi and a variety of banks, auto parts stores and quick-service restaurants.

“The purchaser was attracted to this property due to its location and service-based tenants,” said Goodman. AT&T is the nation’s second largest provider of mobile, while Heartland Dental is the leading dental support organization in the United States.
