Undisclosed Buyer Picks Up 83-Acre Site at Rail Park

The 620-acre Rocky Mountain Rail Park and its surrounding community is an example of the area’s continued growth path. Rocky Mountain Industrials Inc. recently sold an 83-acre development site at this new rail-served industrial park located in unincorporated Adams County, CO, a suburb of Denver.

Aaron Valdez, Alec Rhodes and Tyler Smith of Cushman & Wakefield, who provide brokerage services for the rail park, represented Rocky Mountain Industrials in the sale. Nelson Construction was represented by Vic Overholser of SDS Commercial and James Spittler, Jr. of NAI Highland LLC.

“The rail park provides flexible sale, lease and build-to-suit options for the Greater Denver area,” says Valdez.

The rail park is just off Manila Road and I-70, adjacent to the Colorado Air and Space Port (formerly Front Range Airport). The location is also near the Denver International Airport, downtown Denver, and several new residential and mixed-use development projects in the region.
