Natixis Originates $231M for Boston’s Congress Square

Natixis provided $230.7 million in floating-rate financing to Related Fund Management for the refinancing of a mixed-use building known as Congress Square in Boston. Located at 40 Water St., the property is situated in the Post Office Square neighborhood of Boston’s Financial District.

Congress Square is a newly-renovated, 16-story, Class A, mixed-use building with 369,617 square feet of rentable space. Congress Square’s transformative design integrates modern and historic architecture through the addition of seven new glass and steel office floors above the fully-renovated office and retail space, which is enclosed by a historic façade. The property is near an extensive array of shops, restaurants, and public transportation.

Business catering service ezCater leased all 100,000 square feet of space that WeWork is scheduled to open early this year at 40 Water St. The co-working operator will run an entire office for a single company.
