Natixis Leads $125M Construction Financing for Baltimore’s One Light Street

Natixis arranged $125 million in financing for the construction of One Light Street, a 28-story, mixed-use office, multifamily, and retail development in downtown Baltimore. The 800,000-square-foot project is being developed by Madison Marquette.

M&T Bank signed on as the anchor tenant, committing to occupy 155,000 square feet on six floors in late 2018. The bank is consolidating two Baltimore locations, one at 25 South Charles St. and another 111 Calvert St.

One Light Street consists of 280 apartment units, modern office space, street-level retail and 646 parking spaces. Currently under construction, the site is located two blocks from Baltimore’s Inner Harbor.

Natixis served as lead arranger and administrative agent for the senior loan. Additionally, HFF worked on behalf of the borrower, Madison Marquette, to secure a $44-million mezzanine loan through Bridge Investment Group Holdings.
