National Storage Operations Snags 424-Unit Self-Storage Facility in Metro Nashville

Chicago-based real estate investment firm National Storage Operations has acquired Clarksville Self, a 424-unit self-storage facility in Clarksville, TN. The seller and sales price was not disclosed.

Completed in 2019, the property consists of 424-unit climate and non-climate controlled mini storage units as well as 18 large parking spaces for boats and RV storage, with 52,500 square feet under roof on five acres. The property also includes a 1,200-square-foot leasing office and second floor office.

“Clarksville Self Storage is a solid property with a history of steady occupancy located in a fast-growing market and strong self-storage demand,” said Brad Weiner and David Horwitch, managing principals at National Storage Operations in a statement. “In 2020 the property was over 98% occupancy with a waiting list. The demand for self-storage is outpacing supply. The property fits very well within our existing real estate portfolio in central Tennessee. Clarksville is a key rental market due to its proximity to Nashville, steady increasing population, diverse economy, strong labor market and storage demand.”
