Nashville Greyhound Station Site Eyed for Redevelopment
The Becker Organization is seeking investors for a land deal that would include the downtown Nashville Greyhound station. The Nashville Business Journal reported The Becker Organization recently launched a direct investment and 1031 exchange opportunity, a way for real estate investors to sell a property and reinvest the proceeds in a similar property while deferring capital gains taxes. The company is exploring various development options. The site allows for development of 18-20 stories under Nashville’s bonus height program or up to 30 stories through the overall height modification, creating potential for mixed-use development upon lease expiration.
The 1.74-acre Pie Town site and a neighboring parking lot was listed for sale earlier this year. Stream Realty’s Charlie Gibson is handling marketing for the property.
The land is owned by three groups: Twenty Lake Holdings paid $14.5 million for the bus station property in 2023; GLI Acquisition Co. has owned the 718 6th Ave. S. property since 1987, and Greyhound Lines is the remaining owner.
