NASA Launches DC HQ Evaluation

NASA is considering its options for its Washington, D.C. headquarters, as its lease at Two Independence Square is set to expire in August 2028, Washington Business Journal reported. The agency, which currently occupies the entire 605,895-square-foot building at 300 E St. SW, is exploring leasing, buying a different building, or constructing a new headquarters within the Washington area.

The owners of 300 E, Hana Alternative Asset Management Co. Ltd. and Ocean West Capital Partners, bought the property in 2017 for $360 million. They recently landed a $275 million recapitalization, allowing debt-only payments until 2028.

Moody’s Investors Service Inc. has placed the building’s $275 million debt under review for a possible downgrade, citing federal leasing policy trends and weakness in the national office real estate market.
