
NAI Partners Sublease Index at 14% in December
The NAI Partners Sublease Index, a measure of the amount of sublease space as a percentage of total available space in the Houston metro, stood at 13.6% in December 2018. Space marketed for sublease was 8.2 million square feet, versus the 8.5 million square feet from November 2018, a 3.5% drop.
The metric represented a 32.7% drop from its high of 12.2 million square feet in Q3 2016. According to NAI Partners analysts, lease expirations, combined with companies deciding to remove sublease space from the market, is the reason for the decline.
A total of 35.9 million of Class A space — both direct and sublease — is available, with sublease space making up approximately 18.3% of the total. Sublease space accounted for approximately 7% of the Class B space total of 22.4 million.
