NAI Capital Lists Owner-User Opportunity in Pasadena’s Playhouse Village District

NAI Capital Commercial has listed 530–532 E. Colorado Blvd. in Pasadena’s Playhouse Village District for sale, presenting an owner-user opportunity encompassing approximately 99,280 square feet across eight stories. Executive managing director Ryan Campbell, SIOR, and EVP Scott Martin are representing the property.

Built in 1924 and currently vacant, 530–532 E. Colorado Blvd. features a marble-tile lobby, three Otis traction elevators, including two passenger elevators and one freight elevator, and approximately 300 tons of water-cooled chiller capacity. The building also features emergency power supported by two Generac diesel generators and a fully addressable fire alarm and sprinkler system.
