MXU Portfolio Trades in Central Harlem

Adam Clayton Powell Cluster, a portfolio of four walk-up apartment buildings and a vacant lot in Central Harlem, has traded for $16.4 million. Ariel Property Advisors facilitated the sale; buyer and seller were not disclosed.

The cluster’s four walkup buildings between 133rd and 134th streets total 39,445 square feet. Among them, they contain 41 residential and 16 retail units.

Current zoning allows for 7,500 buildable square feet of retail and residential development on the vacant lot at 2265 Adam Clayton Powell Jr. Blvd. A community facility bonus is also available, permitting approximately 12,175 buildable square feet.

Exclusive agents Victor Sozio, Shimon Shkury, Michael A. Tortorici and Orry Michael of Ariel represented the owner and secured the buyer.
