Murfreesboro Walmart Sells for $39M, Illustrates Flow of West Coast Investment Capital
Colliers has completed the $39.4-million sale of a 41,117-square-foot Walmart triple-net-lease retail asset in Murfreesboro, TN. The neighborhood market sold with full corporate guarantee.
A Colliers team of Eric Carlton and Jereme Snyder brokered the transaction, which according to Colliers was executed at record pricing and with dual escrow. The team represented both the seller and a California buyer in the transaction and consider the deal representative of a high-growth market.
“Bolstered by one of the most tax-advantageous states in the US, TN is a boon for investment capital flowing from the West Coast,” said Carlton. “Single NNN retail investors seeking enhanced value on investments continue to find incredible value in these secondary and tertiary markets.”
The team points out that the asset is backed by a corporate guarantee from one of the strongest credit tenants in the world and delivers an extremely low risk, stable retail investment with zero landlord management risk.
