Multitenant Placentia Industrial Fetches Asking Price

NAI Capital Commercial EVP Marie Taylor of the firm’s Investment Service Group completed the sale of a 20,150-square-foot multitenant manufacturing building in Placentia. Marie represented the seller, a trust. The sale price totaled $4,995,000.00 or $248 per square foot.

The property is located at 1049 S Melrose St, Unit C, within a 4.13-acre master-planned industrial park comprising 11 buildings and totaling 158,580 square feet in Orange County’s North industrial submarket. Situated approximately 35 miles southeast of downtown Los Angeles, it is well-connected by major highways, including the Riverside (91) Freeway and the Orange (57) Freeway.

Taylor said, “This is a well-located multitenant manufacturing building within North Orange County’s industrial submarket. The seller was extremely motivated to sell and is pleased with the outcome, as it sold at asking with multiple offers. We continue to see strong demand from investors for this quality industrial product, priced right.”
