Mohr Capital Adds 200K-SF 4851 LBJ to Portfolio, Pays $35M
Mohr Capital acquired 4851 LBJ Freeway, a 12-story, 200,000-square-foot office building in Farmers Branch, TX. The Dallas buyer paid Champion Partners $34.5 million for the 90%-leased asset in the north Dallas submarket, and plans to invest an additional $2 million in the property.
Gary Carr, John Alvarado and Robert Hill with NKF (formerly CBRE) represented the seller. Rodrigo Godoi and Kyle Campbell with Mohr Capital self-represented the buyer.
“We felt the time was right to add to our portfolio,” Godoi said. “This is a great property that contributes to the diversification of our holdings of high-quality assets nationwide, while, at the same time, allowing us to take advantage of the existing arbitrage opportunity that exists in this submarket as it relates to rental rates.”
According to the Dallas Morning News, Mohr Capital attempted to acquire the asset in 2015, but was outbid by Champion Partners. The building delivered in 1985.
