Mixed-Use Property in North San Diego County Goes for $8.2M

Roosevelt Plaza @ Carlsbad Village, a 19,950-square-foot, mixed-use property in Carlsbad, CA, has traded hands. The three-story retail, creative office and residential asset was acquired by Beverly Hills, CA-based La Cienega Property Group from Encinitas, CA-based Stos Partners for $8.2 million, representing a cap rate of 5.33%.

Built in 2008 on .25 acres at 560 Carlsbad Village Dr. and 2975 Roosevelt St., the multi-tenant asset is 100% leased. The property’s innovative and in-demand amenities include a 2,000-square-foot community deck with panoramic ocean views, as well as office suites with concrete floors and exposed HVAC. The asset also features two high-end penthouse residential units in the heart of Carlsbad Village, which offer single-story, ocean-view living with private two-car garages.

Keller Williams Realty’s Vadim Baum represented the buyer. Hanley Investment Group Real Estate Advisors’ Eric Wohl and Andrew Cunningham advised the seller.
