Microsoft pays $240M for El Mirage data center land

Microsoft Expanding El Mirage Datacenter Campus

Microsoft has paid more than $258 million for 282.78 acres of land in El Mirage, which is just over $900,000 an acre. The land is located at the northwest and northeast corners of North Dysart Road and West Northern Parkway in El Mirage

Microsoft already owns 150 acres north of the site in El Mirage for its existing data center. A second facility at the complex is in the final permitting stage. In May, Dermody Properties, the seller of the land to Microsoft, received city approvals from El Mirage for a development agreement for three data center buildings totaling 750,000 square feet on the same site acquired by Microsoft.

The Microsoft data center and recently purchased land are at the 1,400-acre LogistiCenter at Copperwing industrial complex, which is being developed by Dermody. Dermody started construction on the first phase of LogistiCenter at Copperwing in 2023.
