LITOS Laredo

Mexican Developer Debuts 952K-SF Laredo Warehouse Venture

LITOS, a Mexico City–based industrial real estate developer, has officially entered the United States market with LITOS Laredo, its inaugural U.S. project in partnership with design-build general contractor ARCO/Murray. Located within the Pinnacle Industry Center in Laredo, Texas, the new facility will include two 476,280 square foot ground-up, speculative, cross-dock warehouses totaling 952,560 square feet.

The launch of LITOS Laredo marks the beginning of LITOS TEXAS, a platform established to expand the company’s development activity across major U.S. logistics hubs, including Central and South Texas, the Dallas–Fort Worth area, and other key trade corridors.

Laredo, recently ranked the #1 U.S. international trade port, processes more than $339 billion in annual goods. Its strategic location along I-35 and proximity to the World Trade Bridge and Colombia Solidarity Bridge make it an ideal hub for U.S.–Mexico logistics and nearshoring operations.

A 3,000-square-foot spec office space will be delivered ready for occupancy.

The land acquisition for LITOS Laredo was led by Carlos M. Cain of Marcus & Millichap.
