Metro D.C. Office Portfolio Trades for $107M

JLL has arranged the $106.5 million sale of two Washington, D.C. area office assets. The sales consisted of Monument II, a 200,000-square-foot office building in Herndon, VA. and 1227 25th Street NW, a 136,540-square-foot office asset in Washington, D.C.

Monument II is located at 12950 Worldgate Drive along the Dulles Toll Road. Completed in 2000, the property consists of an eight-story office building with a five-level parking facility. Located at the confluence of Georgetown and Washington, D.C.’s central business district, 1227 25th Street NW is surrounded by premier hotels, upscale restaurants and popular fitness studios.

Stephen Conley, Matt Nicholson, Jim Meisel, Andrew Weir and Dave Baker of JLL represented the seller, WashREIT, in both transactions. An affiliate of Westbrook Partners acquired Monument II while the buyer of 1227 25th Street NW was undisclosed.
