Metro Atlanta Class A MOB Sells for $428/SF

Transwestern Real Estate Services brokered the sale of a Class A, 26,216-square-foot medical office building at 2976 Chapel Hill Road in Douglasville, GA. Senior Managing Directors Kevin Markwordt and Steve Hall represented the seller, WDG Real Estate Partners, in the transaction to LOR-PUC Douglasville LLC for $11.2 million, or $428 per square foot.

Redeveloped and expanded in 2023 to Class A finishes, the 100-percent occupied property is anchored by Piedmont Healthcare, offering an extensive range of medical services, including outpatient orthopedics, cardiology and primary care.

“2976 Chapel Hill Road appealed to investors seeking a high-quality medical office building with strong nearby amenities, immediate freeway access, excellent site visibility and a stable income stream from investment grade-credit tenancy,” said Markwordt.

The medical building is strategically positioned in a highly trafficked, dense retail corridor with five million square feet of product. There are nearly 100,000 residents within five miles.

About Angela Noote

Angela Noote is a native of Northern California and graduated from Chico State with a degree in public relations. After college she moved to the Central Coast and worked first in ad sales then in editorial, eventually spending more than a decade as a print reporter and editor. She detoured into design work at a printer/publisher, and with a partner eventually opened a boutique full-service marketing agency. Most recently she was an internal comms manager in the tech sector. After a long stint spent in Georgia (Go Dawgs), she moved to Baton Rouge, LA and has written for clients in the financial, luxury imports, higher ed, commercial cleaning, and medical equipment industries. Her son is a media arts major at the University of South Carolina, and her husband owns a comedy theater in Baton Rouge, where you can often find Angi teaching improv classes, leading corporate training events, or doing an occasional stand up set.
