Mesa West Provides First Mortgage for Pinterest-Leased Sunnyvale Offices

Mesa West Capital has provided a Southern California-based real estate investment firm with $61.5 million in short-term, first mortgage debt to finance a 125,000-square-foot office property at 285 Sobrante Way in Sunnyvale. The financing was arranged by the JLL Capital Markets team of Kevin MacKenzie, Peter Thompson and Spencer Bergthold.

Built in 2021 by an institutional developer, the Class A, four-story, LEED Gold-certified property features 31,275-square-foot floor plates. Six months after acquiring the vacant property through a receivership sale in June 2025, the sponsor executed a long-term lease with Pinterest for the entire building.

“Silicon Valley remains one of the nation’s leading technology and innovation markets, supported by a highly educated workforce and significant venture capital investment,” said Josh Westerberg, head of Mesa West Capital’s West region, who led the origination team from the firm’s San Francisco office alongside VP Hoony Shin. “With no new deliveries in Sunnyvale over the last few years, improving demand from technology companies should support continued outperformance in the submarket.”
