Meridian Lists Warehouse in Rockaway Beach

Meridian Investment Sales is marketing 97-25 Beach Channel Dr., a warehouse located in the Rockaway Beach neighborhood of Queens. Senior executive managing director David Schechtman, managing directors Lipa Lieberman and Abie Kassin and associate Brian Gladstone are representing the seller.

97-25 Beach Channel Drive is a 43,800-square-foot, single-story warehouse currently configured into two spaces. One spans 29,000 square feet, and is occupied through August 2021, while the other spans 14,800 square feet and is vacant.

The near-term rollover offers investors the potential to reposition the property as a last-mile distribution center, as it benefits from proximity to New York City and several major thoroughfares, according to Meridian.

Meridian says the scarcity of warehouses in Rockaway Beach provides investors with a unique opportunity to establish a mission-critical industrial building.
