Medford Shopping Center Trades for $6M

Institutional Property Advisors (IPA), a division of Marcus & Millichap, has arranged the sale of Jackson Creek Center, an 85,000-square-foot shopping center in Medford, OR. A local private investor purchased the property from Citivest Commercial Investments for $6.1 million or $72-per-square-foot. IPA’s Bill Rose represented the seller and procured the buyer in the transaction.

The 23-year-old shopping center sits on seven acres at the corner of West Main Street and North Ross Lane about a mile west of Downtown Medford. The area is heavily residential with an estimated population of 60,000 in a three-mile radius.

Albertson’s-anchored Jackson Creek Center was 93% occupied at the time of sale, and includes recognizable tenants like Subway, UScellular and Wells Fargo. Other tenants include fitness company Air Force One, El Arriero Restaurant, local liquor store West Main Spirits and Oregon Internal Medicine.
