MDH Expands SoCal Footprint with Chino Warehouse

MDH Partners has acquired Chino Distribution Center, a 409,930-square-foot industrial asset located at 13880 Monte Vista Ave. in Chino located at 13880 Monte Vista Ave. for a reported $105 million. Atlanta-based MDH acquired the asset as part of a seven-building portfolio of institutional-quality warehouse buildings totaling 1.6 million square feet and formerly owned by Nuveen. James Hwang at MDH Partners served as acquisition lead.

This acquisition highlights MDH’s expansion in Southern California, backed by a $1.2-billion discretionary fund. The firm opened its Los Angeles office in 2024 and most recently acquired Ontario Commerce Park II, a four-building, 133,400-square-foot industrial park fully leased to nine tenants, in August 2025. MDH Partners’ California footprint is now nearly 1.4 million square feet. 

“Chino Distribution Center reflects our commitment to Southern California and provides scale in one of the most coveted and supply-constrained submarkets in the Inland Empire West,” said Hwang. “Southern California continues to be one of the most compelling markets for investment with dwindling future supply and improving market fundamentals.”
