McCarthy Cook Launches $300M Redevelopment of Westside Complex

California-based McCarthy Cook and partner Northwood Investors commenced a $300-million redevelopment of Trident Center, an office complex on Los Angeles’ Westside. The work entails expanding the pair of 10-story properties from roughly 380,000 square feet to 570,000 square feet and renaming the property Lumen West L.A.

The 3.6-acre site at 11355-11377 W. Olympic Blvd. occupies a full-city block in the heart of West Los Angeles. Gensler’s design for the Olympic Corridor asset includes adding 115,000 square feet of new office space by bridging between the two mid-rise towers, as well as ground-floor office and 15,000 square feet of retail space.

Lumen is envisioned as an “experiential” office campus, and will offer 65,000 square feet of private outdoor space. The property’s existing amenity deck atop the nearly 2,000-car parking garage is set to be transformed into a tenant recreation space, complete with food venues and sports activities.

The developer is anticipating completion of the improvements in 2022.
